Entry Of Immigrants Means More Need For Multi-family Housing
La ville de Montréal au Canada est probablement l'une des villes les plus diverses et uniques au Canada.
Selon certains observateurs du logement, un sur dix locataires de Montréal besoin de dépenser plus de 80 pour cent de leur revenu au logement.
L'augmentation du nombre de maisons individuelles était de 4,0 pour cent. La principale raison de ce mouvement, est l'immigration de quelque 10.000 nouveaux ménages, qui arrivent chaque année sur le marché à Montréal, et depuis quelques années pour la prochaine de ces nouveaux colons n'ont pas encore l'approbation de crédit pour acheter une maison, afin qu'ils ont à louer, ce qui explique pourquoi les besoins du marché des propriétés résidentielles plus pour la location.
Après avoir approuvé pour crédit, la plupart d'entre eux préfèrent vivre dans des communautés ethniques mixtes où ils peuvent partager leurs traditions culturelles et de se mêler plus librement. Ce fait pousse ces nouveaux entrants de choisir les moins chers propriétés multi-famille dans les centres urbains, et cela se reflète par les récents changements sur le marché.
Malgré ce scénario, la SCHL indique que la hausse de l'immigration au Québec et la demande continue pour les copropriétés tiendra le marché global du logement en compétition.

The city of Montreal in Canada is probably one of the most diverse and unique cities in Canada.
According to some housing observers, one in ten Montreal tenants needed to spend more than 80 per cent of their income on housing.
The rise in the number of single-detached homes was 4.0 percent. The main reason for this movement, is the immigration of an estimated 10,000 new households, which arrive each year on the market in Montreal, and since for next few years these new settlers do not yet have approval for credit to buy a house, so they have to rent, which explains why the market needs more residential properties for renting.
After getting approved for credit, most of them will prefer to live in mixed ethnic communities where they can share their cultural traditions and mingle more freely. This fact pushes these new entrants to choose less- expensive multi-family properties in the urban centers, and this is reflected by the recent changes on the market.
Despite this scenario, the CMHC says that a rise in immigration to Quebec and continuing demand for condominiums will keep the overall housing market a competitive one.

Montreal Real Estate Market Starts the Year Off Strong
First-Time Buyers Were Active in Québec
In Québec, sales increased by 38 per cent in the first quarter of 2010 compared to the first quarter of 2009, during the economic downturn.
All property categories contributed to the vitality of Montréal's real estate market at the start of the year. The sales of single-family homes increased by 42 per cent compared to the first quarter of 2009 and by 8 per cent compared to the first quarter of 2008. Condo sales increased by 54 per cent compared to the first three months of 2009. Multi-Plex sales increased by 45 per cent compared to the first quarter of 2009 and by 13 per cent compared to the first quarter of 2008.
I absolutely believe that supply and demand are rebalancing. Consequently, this is keeping prices steady in many markets and any home buyer and seller should strongly consult their real estate broker to understand how sales, inventory and pricing trends are shaping up in their market.
Selling or buying a property is one of the biggest business transactions most of us will ever make in our lives. Real estate brokers have the necessary qualifications and experience to help mae a purchase or sale successful!!
